The ownership of a commercial real estate object in one or another category shows increased interest to potential tenants. There is a generally accepted classification, which greatly simplifies the estimation of office and warehouse areas. It allows to take into an account the most significant characteristics of real estate objects. This typology allows you to classify areas in business and office centers into several types. They are assigned the designations A, B, C, D.

Each class of commercial real estate is characterized by certain equipment and comfort levels received by the tenant and his visitors. A is the highest category, while category D objects should be regarded as least comfortable properties.

When classifying a commercial object, experts are guided by several key factors:

  • building condition;
  • availability of utilities and the quality of their installation (ventilation, air conditioning, heating, spaces ventilation);
  • structural features of the structure (layout, ceiling height, lighting, floor depth, location and number of windows, the presence of a raising floors);
  • location of the object;
  • availability and sizes of guest parking lot;
  • availability of a facility management service;
  • possibility of providing additional services to tenants.

Characteristics of each object class

The maximum A-class can be assigned to the commercial real estate, which has a favorable location and excellent transport accessibility. Such premises should be located in the well-equipped buildings of the last years of construction. These real estate objects are built using energy-efficient technologies. Each room has a rational layout and the highest quality of decoration. THIS category includes commercial real estate, which provides all necessary engineering communications, rest areas, parking lots, security. Category A commercial objects attract tenants with developed infrastructure.

The free areas offered for rent in commercial B-class spaces should be located in a modern building or a facility after extensive reconstruction. The object must be in a place with high transport accessibility and have a convenient access. Commercial real estate of the B-class in its characteristics is in many ways similar to objects of the A-class. Their key differences are more limited list of additional services provided and more modest location. In terms of the quality-price ratio, such objects are considered the most preferable.
Category C commercial objects are located in buildings that have not been modernized. They often have an outdated layout and budget decoration of the rooms, as well as a rather simple infrastructure.

Category D office space is offered for rent at a minimum rate. Here tenants will not be able to detect modern repairs, decent infrastructure and other benefits of more expensive commercial facilities.
It is important to understand that descriptions of commercial real estate categories are rather vague. There is not always a common understanding between the lessee and the lessor about the parameters of commercial real estate, so there may be misunderstandings when inspecting the object.

Spaces, which were originally used for other purposes. Condition of the spaces requires repair or is fair.

Layout solution

Ceilings over 3.3 m high, the size of the support area from 10%.

Ceilings with a height of more than 3 m, in one building there are various layout solutions.

Basement and semi-basement facilities are available for rent, as well as areas in production buildings.
